Lee County Real Estate Statistics
My friend Dave sent this over to me and I thought I would share it with you all. There has been a lot of interesting things going on with SWFL Real Estate and not all of it is bad (spoiler alert!)
This information comes from Paula Hellenbrand, the president of the Cape Coral Association of Realtors.
Lee County Home Inventory down 21% over this time last year:
Cape Coral Inventory down 33%
Fort Myers Inventory down 16%
Fort Myers Beach Inventory down 7%
North Ft Myers Inventory down 19%
Lehigh Acres Inventory down 11%
Lee County Condo inventory down 15% over this time last year:
Cape Coral Condo inventory down 23%
Fort Myers Condo inventory down 17%
Fort Myers Beach Condo inventory down 5%
North Ft Myers Condo inventory down 28%
Lehigh Acres Condo inventory down 12%
Here is where it gets really, really interesting!
Cape Coral, in this time of doom and gloom, THE market that has was selling back in 05 like each house someone bought also got them a free lifetime supply of tater tots, HAS BROKEN THEIR PENDING SALES RECORD in January and then again in February? WHAT? But I like moaning and complaining! NO FAIR MARKET! NO FAIR AT ALL! OK, this is obviously a joke about me enjoying complaining but Everyone, this is good, good news and should be shared! In January of 2009, Cape Coral had 795 pending sales and in February has 974 pending sales, that is compared with only 418 pending sales as of March 1st, 2008. Now, could some of the painfully long short sales increase the number of pending sales? Yes, but not totally. Anywho, thought I would share some good news with you all!
